M Tran Properties, LLC Is a Serious Scammer & Slumlord

M Tran Properties, LLC Is a Serious Scammer & Slumlord Holyoke, Massachusetts Owner Mui Tran of M Tran Properties, LLC is one of the biggest slumlords in the Western Massachusetts area. She owns a 116-year-old building on Dwight Street in Holyoke and is attempting to evict her tenants in retaliation for calling the local Board of Health regarding severe health and safety violations. Despite having owned the property only since May 2023, Ms. Tran has already accumulated 47 code violations. While some are minor, many are major structural and safety hazards: • Unusable Fire Escape: Upper-floor tenants cannot use the fire escape in an emergency. It is roped off with a "Do Not Use" sign and lacks a drop ladder. • Contaminated Water: The running water throughout the building is unsafe for drinking or cooking. The Board of Health and the Plumbing & Gas Inspector alerted us to this issue, yet Ms. Tran failed to notify the rest of the tenants. • Structural Decay: The exterior of the building is missing bricks and mortar. • Damaged Window Screens: Screens have gaping holes, forcing tenants to choose between keeping windows closed or letting bees and other insects into their apartments. • Inadequate Hallway Lighting: Common hallways are poorly lit during the day, posing a hazard for visually impaired tenants. • Neglected Common Areas: Hallway floors have not been swept or mopped since Ms. Tran bought the building. Ms. Tran charges nearly $1,500 per month for a one-bedroom unit in this condition, while complaining to tenants that she cannot pay her mortgage because people are withholding rent due to unrepaired damages. Instead of addressing major issues, she performs cheap, temporary fixes. For example, rather than replacing old plumbing, she hires contractors to patch leaky pipes with sub-standard materials, causing leaks to resume within a week or two. In one unit, tenants must literally use an umbrella over the toilet because water pours down from the bathroom above every time that neighbor runs their water. The entire 16-unit building needs complete plumbing replacement, yet Ms. Tran refuses to fund proper repairs. Meanwhile, Ms. Tran resides in a spacious, four-bedroom, two-bathroom house in Quincy, Massachusetts, completely indifferent to the crumbling conditions her tenants face. My wife and I are among the residents affected by these conditions. The previous owner maintained the building and handled repairs, but current management expects the property to magically maintain itself. The building has great potential, but right now it is crumbling and rotten due to neglect. If you have personal questions or need more information about this landlord, feel free to email me using the address at the top of this page. More details and updates will be posted soon as I continue to expose these conditions. Stay tuned.
